How to Prepare Your Home for a Real Estate Photoshoot

Follow this guide to showcase your home at its best for potential buyers.

General Guidelines

 

  • Declutter: Remove personal items, such as family photos, toys, pet bowls/ beds, and excess decor.

  • Clean Thoroughly: Dust, vacuum, and wipe down all surfaces. Sparkling clean homes photograph better.

  • Maximize Lighting: Open all blinds and curtains, and turn on all lights (including lamps and under-cabinet lighting). Replace non-working light bulbs with matching color temperatures.

  • Repairs: Fix any visible damage, like holes in walls, broken fixtures, or chipped paint. 

  • Garage interiors and secondary closets are generally not photographed. These make an ideal space for storing excess items for photoshoots and showings.

Room-by-Room Checklist

Living Room

​

  • Remove toys, magazines, and other clutter.

  • Hide cords and remotes.

  • Add simple accents, like a throw blanket or decorative pillows, for a cozy feel.

Kitchen

  • Clear countertops- store small appliances, dishes, and personal items.

  • Wipe down all surfaces, including appliances and sink.

  • Hide trash bin.

  • Remove magnets, notes, and photos from the fridge.

  • Add a bowl of fresh fruit or flowers as a simple touch.

Dining Room

  • Set the table with neutral place setting or leave it clean and clear.

  • Remove excess chairs or large furniture that may crowd the space.

  • Add a centerpiece, like a vase or fresh flowers or a candle arrangement.

  • Make beds and remove personal items from nightstands.

  • Keep decor minimal and neutral.

  • Primary bedroom closet - make tidy and organized.

  • Clear countertops and store away toiletries. Keep any decor minimal.

  • Hang clean, neatly folded towels (white or neutral preferred).

  • Remove shower mats, trash bins, and personal items.

  • Ensure the mirror and shower doors are spotless.

Exterior​

  • Mow the lawn, trim hedges, fill in areas with fresh mulch.

  • Clear driveways and walkways of debris and parked cars.

  • Arrange patio furniture neatly and remove covers.

  • Remove grill cover and clean grill exterior as needed.

  • Hide trash bins, hoses, and holiday decor.
